What the per-m2 rate quietly excludes
The build rate is not the project cost. Budget separately for:
- Land, the largest line item in Auckland
- Site works and services: earthworks, retaining, utility connections. Flat sites might need $30,000–$60,000; difficult sites can exceed $150,000
- Design, engineering and consent: typically 8–12% of the build cost
- Council development contributions for new dwellings, which can add tens of thousands
