Building in Central Auckland: what to know before you start

Central Auckland is villa and bungalow country, and renovating a hundred-year-old home is a different job from renovating a 1990s one. This is what shapes most central projects.

Villas and bungalows

Ponsonby, Grey Lynn, Herne Bay, Kingsland, Mt Eden, Sandringham and Mt Albert are full of villas from roughly 1880 to 1910 and bungalows from the 1910s to the 1930s. They are built from native timbers worth keeping, but they rarely come without surprises. The common work is relevelling and re-piling, replacing a tired rear lean-to with a proper kitchen and living extension, adding a second bathroom, rewiring, and insulating walls and floors that never had any.

Special Character Areas and heritage

Much of the inner-city villa belt sits within the Auckland Unitary Plan's Special Character Areas overlay. Changes to the street-facing part of the house, demolition, and some additions can need resource consent as well as building consent, so allow extra time for design and approvals. Additions to the rear are often more straightforward. Scheduled heritage buildings carry stricter rules again. We check which overlays apply on the first visit.

Older materials and tight sites

  • Asbestos. Homes built or renovated before 2000 can contain asbestos in linings, textured ceilings, vinyl and fibre-cement. Test before any demolition. Removing more than 10 square metres of non-friable asbestos, or any friable asbestos, requires a licensed removalist.
  • Lead paint. Common on original villa weatherboards and joinery, and it needs careful handling during preparation.
  • Access. Narrow sections, shared driveways and no off-street parking mean skip bins, scaffolding and deliveries need planning, and some jobs need Auckland Transport approval to use the road.
  • Volcanic ground. Around Mt Eden and Epsom, basalt close to the surface can make excavation for foundations slower and more expensive.
Builder's tip: Relevel before you renovate. New kitchens, tiling and linings installed in a villa that is out of level will crack and bind within a few years.

What Central Auckland projects cost

Character work, tight access and consenting time push central projects towards the upper end of Auckland rates. Extensions typically run $3,000 to $4,500+ per square metre, and a standard renovation $2,500 to $4,500 per square metre. Local building questions

Can you renovate a villa in a Special Character Area?

Yes. Many inner-city villas sit within the Auckland Unitary Plan's Special Character Areas overlay, which means changes to the street-facing part of the house, demolition and some additions can need resource consent as well as building consent. Rear additions are often simpler. We check which overlays apply on the first visit and plan the timeline around them.

Does my villa need relevelling before I renovate?

Often. Many villas have settled on their original piles over a century, and new kitchens, tiling and linings fitted to an out-of-level floor tend to crack and bind within a few years. We check levels on the first visit and tell you whether relevelling should come first.

Could my Central Auckland home contain asbestos?

It can, if it was built or renovated before 2000. Asbestos turns up in wall and ceiling linings, textured ceilings, vinyl and fibre-cement. Test before any demolition. Removing more than 10 square metres of non-friable asbestos, or any friable asbestos, requires a licensed removalist.

How much does a home extension cost in Central Auckland?

Auckland extensions typically cost $3,000 to $4,500+ per square metre, so a 30m2 extension usually starts around $100,000. In Central Auckland, tight access, character requirements and resource consent time tend to push projects towards the upper end of that range.
